Published 4th September 2024

Orroroo, South Australia – The District Council of Orroroo Carrieton is proud to announce the purchase of a significant parcel of land at 52 Paratoo South Road, Orroroo within the township residential area. This strategic acquisition, marks a major milestone in the Council’s ongoing efforts to foster economic growth, community development, and sustainability within the township of Orroroo as the service centre of the larger district.

Mayor Chapman said “this strategic land purchase and proposed sub-division is a direct outcome from listening to the community during strategic planning consultations, and has involved numerous reports to Council from the administration. We are confident this project will unlock great value fully serviced blocks to facilitate residential growth for our largest township”. Mayor Chapman went on to say “The location of this block will enable easy footpath access into the main street of the township and only a stone’s throw from our recreation reserve”.

Proactive Development for a Brighter Future

The decision to purchase and subdivide this land is a great example of foresight and a proactive approach in addressing the current and future needs of the Orroroo community. The project aims to create 23 new residential blocks, providing much-needed housing land options for current and prospective residents. This development aligns with the strategic goals outlined in the District Council of Orroroo Carrieton Strategic and Community Plan 2023-2033, specifically the initiative to investigate sub-development opportunities within the township limits.

The blocks will be sub-divided for sale by Council and include connection to power, water and the township CWMS scheme. “having these blocks fully serviced will take the risk out of purchasing a block for a new residential build, with unknown costs in relation to running services individually to blocks” Paul Simpson CEO of the District Council of Orroroo Carrieton.

Economic and Social Benefits

The subdivision of 52 Paratoo South Road is expected to bring substantial economic and social benefits to Orroroo in the medium term including:

  • Increased Population: The development is projected to add approximately 50 new residents to the township, representing a 6% increase in the overall population. This influx will help sustain vital community services such as the local hospital and schools, which are currently facing staffing challenges due to a lack of housing.
  • Economic Growth: The addition of new residents will inject an estimated $1.35 million in annual disposable income into the local economy. This boost will support local businesses and contribute to the overall economic vitality of the region.
  • Enhanced Services and Infrastructure: The increase in population and economic activity will eventually provide the Council with additional rate revenue, estimated at $37,000 per annum. These funds can be reinvested into community services and infrastructure, further enhancing the quality of life for all residents.

A Vision for the Future

"The purchase and development of 52 Paratoo South Road is a step forward for Orroroo Carrieton," said Paul Simpson Chief Executive Officer of the District Council of Orroroo Carrieton. "This project not only addresses the immediate need for residential land but also sets the stage for sustained economic growth and community development. It is a prime example of how strategic planning and proactive action can create a brighter future for our township growth."

Community Engagement and Support

The Council's decision was underpinned by strong support from the community and local stakeholders. Feedback received from healthcare and education sectors also highlighted the urgent need for more housing options to attract and retain staff. Additionally, real estate agents have identified significant demand for quality residential blocks, further validating the Council's initiative.
